Home prices have consistently risen year over year, and potential buyers who remain on the sidelines in hopes of a price drop are overlooking a valuable opportunity.

Average Sales Price

The average sales price in February for detached single family (DSF) homes increased 2.28% month-over-month to $745,516. Attached single family (ASF) homes were down 0.29% month-over-month to $463,744. This was a very slight decrease (0.01%) when compared to last year.

Average Days in MLS

The average days in MLS for both detached and attached in February in the metro area was at 46.5 days, a 4.12% decrease when compared to last month. February 2023 saw 46 days, on average.

Active Listings

Active DSF listings increased 1.84% when compared to last month to 3,533 homes. Year-over-year, this is a 14.63% increase. Active ASF listings were up 4.37% month-over-month to 1,719 units. This was a 26.58% increase when compared to last year at this time.
